Option 1: Demolition-New Build

Building area is limited by a distance of 3 meters from the northern and southern property boundaries and 8 meters from the eastern property boundary. The depth of the building area is 8 meters. The house will have a (composite) roof. The front facade will face the direct access road (also called Groene Laantje). Only buildings that do not require a permit.
Option 2
We can agree to the current position of the building, thus retaining the building as a shell for the house. The condition is that the building is transformed into a single-story (1) house, adhering to the existing ridge and eaves height. The consideration here is that, although the footprint does not align with the surrounding zoning, a single-story building would make the volume of the building comparable and appropriate. Instead of two stories with a roof, the house would have one story with a sloping roof.
Completion:
Delivered in its current state, according to the principle: As Is Where Is. The buyer is responsible for obtaining the appropriate zoning.
Security Deposit:
The deposit is 10% of the purchase price. This deposit serves as security and must be provided by the buyer in the form of an advance payment or bank guarantee within 10 days after signing the purchase agreement, as stated in the contract.
